As he noted, the state of the market in 2020 has solidified the fact that real estate is still deemed one of the safest long-term investment options there is. This year, millions of Americans have been forced to work from home, which has led to a dramatic shift in how many are reconsidering where they live and where they'd rather be. After millions of people around the globe have been stuck inside, many have fantasized about a new life or a vacation home to where they can escape.
For many people, travel has been non-existent, which has amplified the need for wanting to escape from their current reality. As Rodland noted, a recently published article by IBM Newsroom suggests that more than 40 percent of Americans would prefer to work from home even after being cleared to go back to work in the office. The IBM poll further suggests that working remotely has become more popular than ever, and as a result, many are considering locations that are less populated than major cities.
The Bahamas is strategic, he said, not only because of its gorgeous white sand beaches and perfect weather, but also because it's a quick and easy flight for many Americans and Canadians with flights in and out daily.
"It's roughly a 2.5-hour flight from New York, 3 hours from Toronto and 3.5 hours from Dallas; it's just easy," Rodland said.
"We received lots of inquiries from persons looking to get out of major cities looking for private enclaves and beachfront estates."
Private Islands have also been a topic of conversation for many, which are starting anywhere from 3 million up to 60 million-plus U.S Dollars.

The Bahamas is known as a highly attractive destination for decades, especially for those seeking investment opportunities and second homes. It's a boater's paradise and no longer considered just a vacation destination but also as a strong investment market. With 20 major islands to choose from The Bahamas seems to have something for everyone and every lifestyle.
Some buyers like the appeal of Eleuthera and Harbour Island; these two islands are adjacent to each other and offer a relaxed and rustic atmosphere. With 60 miles of beaches and only a few boutique hotels, Eleuthera is made for beach lovers who enjoy privacy and unspoiled natural environments. Harbour island, a golf cart island and frequented by the rich and famous, has a population of 8,000 and is known for its world-famous Pink Sands beach and classic colonial architecture.
Still other buyers are drawn to the capital, Nassau, which is home to the major resorts but also has the majority of the population, schools, and amenities, which is typically ideal for families looking to establish The Bahamas as their primary residence. As Rodland noted, the tax neutrality and business-friendly environment along with the ease of travel, availability of skilled professionals, modern infrastructure, and currency being on par with the US dollar only adds to its global appeal.
Property values in The Bahamas have held firm over the years and the rental market has proven to provide good yields, which many second-home buyers take advantage of when they are not using their property, Rodland said.

Last week, the Government rolled out the come work or study from the Bahamas for a year invitation. A commendable idea to stimulate the struggling economy.
However, as part of this initiative I was alarmed to see Joy Jibrilu, our Director General of the Ministry of Tourism proclaim if youre seeking serenity or seclusion you can head for Mayaguana or San Salvador or if youre looking for an off the beaten path stay, you can opt for Grand Bahama, Eleuthera or Long Island. Holy cow is this what it has come to? I was both dismayed and indignant that this is to be the Ministrys new message to promote Grand Bahama.
But then I thought I might put together a small guide book to be handed to each of these working visitors on arrival to enlighten them of our history and the current status of our beautiful island. It might read something like this:
Welcome to Freeport, Grand Bahama, the countrys second city population approximately 55 thousand. If you want to explore, head south from downtown to visit the once iconic Xanadu Beach hotel. This crumbling ruin was built in 1968 and was once home to the reclusive billionaire Howard Hughes and the playground for Frank Sinatras Rat Pack. Now closed for over 20 years the battered main structure looks like it might collapse at any moment.
When driving through the neighbouring Bahamia subdivision, you might get a glimpse of what were two top notch 18 hole golf courses, now completely overgrown and obsolete. Just up the road on West Sunrise Highway you will see the remains of the Royal Oasis Resort and Casino.
For many years these 1000 rooms offered guests vibrant entertainment, and a vast casino with Las Vegas style shows. However having never reopened since the hurricanes of 2014 the Tower features broken windows and gaping holes while the Country Club opposite is all but buried in the bushes.
Its immediate neighbour is the once famous International Bazaar, a five-acre complex showcasing the architecture of half a dozen countries and designed by a Hollywood set director. Its merchants offered goods from around the world in authentic surroundings together with a variety of ethnic restaurants. Its demise finally came in 2012 and most of the buildings have since been vandalised and it is now suggested unsafe to visit.
Just along on the Mall is Freeports only skyscraper Casa Bahama. This sad 18-story apartment building was built in the early 1970s, has been abandoned for years and most residents believe it should be imploded much like the Bazaar and Royal Oasis.
Take a trip to the east and stop in at Lucaya. Here on a beautiful beach you will find three closed hotels, two of them for the past four years. These 1300 rooms offered visitors a variety of vacation options which included the Port Lucaya Marketplace just across the street. Once a happening destination with shops, bars, restaurants and a straw market, you will find only a handful open fighting for their survival. Please patronise to help their cause- you will be made to feel very welcome.
If deserted beaches are your thing, head east to Gold Rock, particularly spectacular at low tide. En route you will probably miss the Lucayan Golf and Country Club. This once immaculate 18-hole championship course was designed by Jack Nicklaus and is now an overgrown memory of glories past. Further down the road is the Garden of the Groves, dedicated to the visionary founder of Freeport, Wallace Groves. Fortunately, this is one of the few attractions still in operation and well worth a visit. Adjacent to it you probably wouldnt know there was once the spectacular 18-hole Shannon golf course now just a jumble of weeds and bush.
Accommodations: This might be a challenge. There are a few gated communities (expensive) and a number of boarded up decaying apartment buildings for sale. The local realtors should be able to guide you. If all else fails, pitch your tent on a beach and hope to pick up wi -fi from a nearby building.
Getting there: American Airlines has a daily flight from Miami and Silver Airways a couple of flights a week from Ft Lauderdale. Book early, seats are limited. You will get the island vibe immediately you land as formalities with local officials take place in little more than a lean-to shed.
All this might sound a little depressing, but the locals are friendly and appear to be very resilient despite widespread unemployment, countless hurricanes and an economy that has been in decline for over three decades.
So on reflection Joy Jibrilu is right after all. Grand Bahama is more than just off the beaten path its a former paradise that has been bludgeoned to death.

Atlantis employees to begin weekly COVID testing next week – EyeWitness News

NASSAU, BAHAMAS As Atlantis prepares to open with its bubble concept on December 1, employees of the megaresort on Paradise Island will be required to take a rapid antigen test weekly beginning next Monday.
The resort has been shuttered since mid-March.
In a letter to staff dated November 6, Atlantis Human Resources advised said beginning Monday all employees will be required to undertake mandatory self-screening tests via and a rapid antigen test.
The resort said it has partnered with Doctors Hospital to administer the rapid antigen test for screening without cost to employees.
It advised that staff will receive an email inviting them to complete an electronic form, which would provide them with an appointment at one of two drive-in testing locations, Town Centre Mall and Doctors Hospital West.
Employees have been asked to complete the screening process by November 14.
The results of the tests will be provided within one to two hours.
Atlantis said for staff to be permitted on the property as of November 16, they must pass the daily self-screening and obtain a negative COVID-19 rapid antigen test weekly.
You will be required to present your negative test results daily, read the letter.
All team members will be required to wear a face mask that covers your mouth and nose and at all times, enter the resort through a thermal temperature scan, and submit a daily online self-screening.
Atlantis said it was being guided by its leaders and its Clean and Safe Promise, which meets international and local government-mandated standards of health.
The resort intends to hold training sessions on health protocols.
Employees will be required to participate in training and orientation for the new guidelines.
Team members will be required to follow all Atlantis safety protocols at all times, even when leaving the property, the resort said.
These precautionary health measures and our Atlantis Clean and Safe Program safety protocols help maintain a safe environment for you, or team members, guests and the community.
It added: On behalf of the leadership team, we appreciate your patience, commitment, and courage in this challenging year.

Atlantis originally proposed to reopen on July 15, in line with the reopening to tourism reopening to international commercial carriers on July 1, but the resort pushed back the date due to the surge of COVID-19 cases in The Bahamas and other key markets.
Entry into The Bahamas requires a health visa, inclusive of COVID insurance, negative RT PCR COVID-19 test and rapid antigen test of the fifth day of stay.

Government signs agreement with ITU for national cybersecurity project – EyeWitness News

NASSAU, BAHAMAS The government yesterday announced that it has signed a partnership agreement with the International Telecommunications Union (ITU) for a historic national cybersecurity project.
The ITU is the Information and Communication Technology (ICT) arm of the United Nations. The National Cybersecurity Project will provide technical support to The Bahamas through the assessment of the countrys current cybersecurity capabilities and the development of a national cybersecurity strategy.
The partnership will reportedly also assist the government with the establishment a national Computer Incident Response Team (CIRT) that will serve as a single trusted, central coordination point of contact for cybersecurity.
The Bahamas CIRTs priorities will include identifying, defending, managing, and responding to cyber threats. Currently, the fight against cyber-crime is limited to the resources available in the Royal Bahamas Police Force.
Minister of State in the Office of the Prime Minister, Senator Kwasi Thompson who has responsibility for the Digital Transformation Unit noted that it is critical that The Bahamas places a greater focus on cyber-security.
The Government of The Bahamas is engaged in the digitization of more than 200 government services over the next five years, he said.
Since the passage of Hurricane Dorian and in our current reality of providing services during the COVID-19 pandemic, Government agencies and the private sector entities are conducting more business transactions over the Internet. It is therefore important to minimize the risks associated with operating a business online.
Thompson said: The implementation of this National Cybersecurity Project is critical to the countrys national digitization program. Once implemented, the National CIRT will help identify, protect, and defend against cyber-attacks. The project is very comprehensive and includes building a national strategy, updating our cyber laws, increasing and training of staff, and national education on cybersecurity. This will be one of the most significant steps we have taken to defend our country from cyber-attacks.
Once established, the CIRTs or Cybersecurity Emergency Response Team (CERTs) will protect, detect, respond, and recover, and assist The Bahamas in identifying and protecting the countrys critical ICT infrastructure and data.
The national CIRT will also be ready to respond to attacks targeting the national critical information infrastructure and will also act as an advisor to The Government on all cybersecurity matters. This project seeks to enhance national expertise on cybersecurity and reduce the human resource capacity gap in cybersecurity.
There will be a significant focus on national awareness training programs, improvements in cybersecurity procedures, and defending and protecting infrastructures and government agencies.
Earlier this year the Office of the Attorney General confirmed that theinternational information activist group called Distributed Denial of Secrets (DDoS) unlawfully hacked into The Bahamas corporate registry server in January.
In 2016, The Bahamas corporate registry saw a similar breach, when a cache of 1.3 million files was published, providing names of directors and some owners of more than 175,000 Bahamian companies, trusts, and foundations registered between 1990 and early 2016.
The information was released by the International Consortium of Investigative Journalists (ICIJ) in the form of an online database.

SEVERAL religious denominations have come together in an historic initiative with the launch of the Church Commercial Farming Group designed to help Bahamians feed themselves.
In a statement sent to the media, the group said due to the pandemic, food security is vital.
Leaders of churches throughout The Bahamas of varying denominations and backgrounds have come together for a common cause to help Bahamians be able to feed themselves, the statement said. The church has taken on this mandate during the COVID-19 pandemic because now more than ever, national food security and self-sufficiency are paramount.
This historic initiative has brought together Christian leaders from major denominations including the Anglican, Baptist, Assemblies of God, Church of God of Prophecy, Church of God, the Brethren and numerous non-denominational churches.
Bishop Delton Fernander, president of the Bahamas Christian Council, said that the launch of the Church Commercial Farming Group is the first fruit of a holistic strategy crafted four years ago to implement plans for increased and expanded ownership for the people of The Bahamas. The bishop announced that three years ago, the Bahamas Christian Council established the capital investment fund.
The statement said that the Church Commercial Farming Group is the first project being funded by the Bahamas Christian Councils capital investment fund and that chairman of the Church Commercial Farmers Group, Reverend Patrick Paul, invited the Chairman of the Bahamas Agricultural & Industrial Corporation (BAIC) Bishop Gregory Collie, Executive Director of the Bahamas Agriculture & Marine Science Institute Dr Raveena Hanna and other stakeholders in agriculture and fisheries together with the pastors and leaders of participating churches to launch the initiative.
COVID-19 and all of its fallout, has provided a tremendous opportunity for food security in The Bahamas, Rev Paul said.
The Bahamas imports a little over a billion dollars of fruits, vegetables, diary, poultry and pork every year. In fact, one of the most important objectives in any nation, should be the ability to feed themselves. Hence, food security should be a notable discussion for all Bahamians, especially in a post COVID-19 world.
Rev Paul said the idea is to employ every member of the church who wishes to be employed, and secondly, to provide employment for civil society, with the concept of a socialisation programme culminating in national discipleship. He said this will also provide another level of equality in the country.
Rev Paul said this initiative will bring the churches front and centre on the mission to feed Bahamians. The Church Commercial Farming Group is the economic arm of the Christian Council, he said.
Bishop Laish Boyd, bishop of the Anglican Diocese, Bahamas & Turks & Caicos Islands, at the launch, spoke about a memorandum of understanding between various heads of denominations and the Bahamas Investment Group company. Those who signed the MOU committed themselves to engage in the ongoing national initiative to increase the productivity and self-sufficiency of The Bahamas agricultural production systems.
We have found that during this COVID-19 pandemic, it has driven home the importance of growing our own food, said Bishop Boyd. Just imagine if we were not able to import the amount of food that we require, the kind of condition our people, our health...and the amount of starvation that will come about as a result. So it is important that we focus on expanding the agricultural sector to ensure that we grow the items that we need.
Churches which are committed to the project are encouraged to submit proposals to BAIC and make their goals a reality.
My corporation has thousands of acres of land in Abaco. All you have to do is come see me with a project and you have the land, said BAICs Bishop Collie.
We also have hundreds of acres in Eleuthera...certainly in Andros, Eleuthera and Abaco. All you need to do is bring me the proposal and we have the land that is available. BAIC has the responsibility of expanding the economy, improving employment opportunities and reducing the countrys import bill, and I pledge our full support - 110 per cent - to ensuring that this is a success.

NASSAU, BAHAMAS In an effort to expand its testing protocols, the National Reference Laboratory will begin a saliva-based pilot testing exercise this month, according to Minister of Health Renward Wells.
The SalivaDirect test to undergo an evaluation by being piloted within New Providence and selected Family Islands,
The study will be targeting asymptomatic persons.
In this pilot evaluation exercise, consenting participants will be swabbed as normal, and a saliva sample will be obtained at the same time. This way we can compare the results and measure the accuracy of the saliva-based method against the swab method.
This pilot is anticipated to proceed during November. The National Reference Laboratory will present its findings and recommendations as it relates to the performance of and potential future use of the SalivaDirect test.
We hope to be able to utilize the Saliva test to enhance access to testing in the community as well as introduce greater cost efficiencies into the national testing policy in The Bahamas.
Yale University pioneered the SalivaDirect testing protocol in August.
It involves testing the saliva of asymptomatic carriers of the virus.
According to Dr Indira Martin of the National Reference Laboratory, who will have charge of the program, at least 20 asymptomatic carriers of the virus and 20 negative people will participate in the program.
There have been concerns about the level of testing performed as COVID-19 cases continue to climb.
Eyewitness Newsreported on Monday that while new COVID-19 cases had halved in the last two weeks, testing was down 71 percent.
Chief Medical Officer Dr Pearl McMillan said while there had been some decrease in testing, this could be attributed to fewer exposures, fewer symptomatic cases presenting for testing and fewer contacts requiring testing.
Our protocol also speaks to testing of contacts and if you have less cases, then you have less contacts that are likely to become symptomatic, she said.
Dr Jessica Edwards said while the Princess Margaret Hospital continues to perform tests of persons under investigation (PUIs) and an increased number of non-PUIs, the samples were being referred to the National Reference Lab.
She revealed that there have been challenges procuring the maintenance reagents for one of the hospitals instruments used to perform testing.
They are expected to come in, she said.
At this time because of that challenge of procuring it, which is an international challenge we are referring those specimens specifically to the National Reference Lab for testing.
A total of 37,620 tests have been performed since mid-March.
These include tests in the private sector and repeat tests to confirm recovery.
Some 331 tests were carried out on Thursday.
Of these, 34 were positive, 279 were negative and 18 were repeat tests.
Yesterday, 197 tests were completed. Thirty returned positive results.
This represents a positivity rate of 15 percent.

NASSAU, BAHAMAS The government is moving to review and adopt a Bahamas Resilient Recovery Policy following recommendations from a United Nations Development Program (NDP) and University and the West Indies (UWI) policy study.
The draft policy outlines a strategy and implementation plan on post-disaster recovery planning after Hurricane Dorian, as well as recommendations on the institutional framework to execute and operationalize the resilient recovery vision.
During a press conference this week on his ministrys work post-Dorian and COVID-19, Lewis said the UWI Advisory Team submitted its reports in September and have been accepted by his ministry andendorsed by the Cabinet.
As a result, he said his ministry will organize internal consultations on the Draft Recovery Policy, review existing incentives for recovery and for encouraging risk-sensitive development, andidentify and map existing financial instruments that can support recovery and reconstruction programmes among other initiatives.
He said they will Establish a National Private Sector Recovery roundtable to promote a National Agenda for Business Contingency Planning and Continuity Management.
Lewis said his ministry will then establish a timeframe for the review and adoption of a Bahamas Resilient Recovery Policy.
Hurricane Dorian, a Category 5 storm, was one of the strongest Atlantic hurricanes on record and the strongest hurricane to have ever hit The Bahamas.
The storm broughtsurges 18 to 23 feet above normal tide levels and higher destructive waves causing flooding and mass destruction.
According to the Inter-American Development Bank assessment into the damage of the storm, Dorian caused about $3.4 billion in damages.
The report estimated damages to the environment at $7,146,963, and losses at $27,435,048. Additional costs were also estimated at $102,473,000.
The official death count stands at 74, though the number of missing people continues to be disputed.
The Bahamas remains at an economic standstill while the world attempts to manage the coronavirus pandemic which has catapulted unemployment rates and debilitated the tourism industry.

SOUTH FLORIDA South Florida based ferry company,Baleria Caribbean, has announced that it will take the first step towards resuming their passenger services between Port Everglades (Fort Lauderdale) and the Bahamas by launching their first sailingon November 5th, 2020.
Under phase one, the company has announced it will operate passenger sailings once a week to Freeport (on Thursdays), Grand Bahama Island.The new passenger sailing will coincide with the already established cargo route.
The company is aware that the future addition of sailings to Freeport, Grand Bahama, and the reopening of their Bimini route depend primarily on this first steps success which is why they have expressed not only excitement and optimism, but that they are approaching this second reopen attempt with extreme caution.
The historic movement towards the restoration of the sea-based international travel market includes a new temporary itinerary.
The new itinerary will have the Jaume II sail out of Port Everglades at 8 A.M. and out of Freeport, Grand Bahama, at 4 P.M; additional details can be found on the companys website.
Baleria Caribbean would also like to reassure passengers that they will continue to follow strict safety and sanitation protocols to ensure that their passengers have a safe transit. The company has been certified by the international entity Bureau Veritas with the Global Safe Site COVID-19 certificate.
Baleria Group is the first shipping company in operation to hold such a high level of safety certification. The use of face masks/coverings will be mandatory during the duration of the travel process for both passengers and staff members. Plexiglass dividers on every seat and common areas have added additional layers of safety.
Other measures implemented by the transportation company include temperature scanning for each passenger before boarding and easy access to sanitizer dispensers in the terminals and aboard the vessel.
To facilitate social distancing, the shipping company has vowed to reduce passenger capacity by 40% temporarily. Last but certainly not least, the ship and terminals will undergo a deep and extensive sanitation process before, during, and after each sailing.
Baleria Caribbean would like to remind its future passengers that they will continue to work closely with the United States and Bahamas Government to follow all of the latest travel guidelines.
